หน้าที่และรายละเอียดของงาน:
1. New Site Construction & Development

- Lead and manage new gym construction projects from planning and tendering through execution, handover, and completion, ensuring quality, budget, and timeline targets are achieved.
- Review and verify Bills of Quantities (BOQ), drawings, specifications, and tender documents to ensure accuracy, completeness, and cost efficiency.
- Manage tendering, evaluate contractor quotations, and negotiate pricing, terms, and contracts to secure the best commercial and technical value for the company.
- Oversee architectural, structural, and MEP works, ensuring compliance with technical specifications, applicable standards, and construction requirements.
- Prepare project documentation, including cost estimates, technical evaluations, ROI analyses, project budgets, and progress reports.
- Act as the main point of contact for landlords, property owners, contractors, suppliers, and internal stakeholders throughout project development.
- Monitor construction progress, quality, costs, and risks, proactively resolving technical and site-related issues.

2. Existing Site Maintenance & Renovation

- Take full ownership of maintenance and renovation activities across all existing gym locations, ensuring safe, reliable, and continuous 24/7 operations.
- Act as the first point of contact for urgent maintenance issues, responding promptly, initiating troubleshooting, and coordinating corrective actions, including outside regular working hours when necessary.
- Proactively identify, investigate, and resolve site issues to minimize downtime and maintain maximum gym equipment and facility availability.
- Manage preventive and corrective maintenance of MEP systems, including air conditioning, electrical, plumbing, and other building services.
- Plan, assign, and supervise maintenance activities with technicians, contractors, and suppliers, ensuring timely resolution and high-quality workmanship.
- Lead renovation and refurbishment projects, including scope development, budgeting, contractor selection, execution, and handover.
- Develop and implement cost-saving initiatives, preventive maintenance plans, and annual renovation and maintenance budgets to improve operational efficiency.
- Coordinate with internal IT teams and external vendors to resolve technical issues involving IT infrastructure and related systems.

3. Technical Standards & Performance Management

- Develop, maintain, and communicate Fitness24Seven’s construction manuals, technical specifications, and maintenance standards.
- Ensure construction, renovation, and maintenance works comply with applicable engineering standards, safety regulations, and company requirements.
- Monitor and analyze relevant KPIs, including project costs, maintenance response times, equipment availability, and operational performance, to drive continuous improvement.

คุณสมบัติผู้สมัคร

1. 3-5 years’ experience in project management/construction/maintenance related positions
2. Manager Experience prefered
3. Ability to efficiently collaborate and communicate with other departments, Suppliers and Landlords
4. Good communication skills and English Proficiency
5. Good interpersonal skills capable of good communication with multiple stakeholders.
6. Good decision-making skills and quick to action
